BAIDAS&K act in an advisory capacity throughout, as the Owner’s Representative, ensuring that the Owner’s interests are protected and that the project development and operations proceed in line with policies, budgets, procedures and timescales planned. BAIDAS&K do not take executive authority and all operational control and responsibility will remain with the Operator’s management team.

- Represent the Owner’s interests in dealings with the Operator and act as representative on management matters related to the operation of the asset.
- Interact with senior executives of the Operator to establish – to the best interest of the Owner – a working relationship with the corporate-level representatives responsible for the management and operation of the asset.
- Ensure contract compliance of Hotel Management Agreement (HMA) and monitor performance clause as HMA.
- Analyze the monthly financial results and review any significant variances from the budgeted figures with designated representative(s) of the Operator to ensure an appropriate action plan is developed, and to closely monitor the implementation of corrective actions; and report to the Owner.
- Evaluate the strengths and weaknesses of key management staff on a continuing basis and inform the Owner on the experience and effectiveness of the on-site management team.
- Ongoing visits, incessant basis to ensure that the management team is effectively managing, marketing, and maintaining the asset.
- Review with Owner the annual sales and marketing business plan, capital improvement plan, and operating budget as permitted by the terms of the management contract.
- Analyze monthly status reports provided by management and compare the reports and data therein to the operational goals set by management.
- Monitor market conditions and assess how supply and demand characteristics impact the asset’s revenues and profitability.
- Attend management meetings during visits to keep abreast of all activities related to the marketing and management of the asset.
- Communicate and meet with the Owner on a regular basis – at least monthly – to highlight activities and events associated with the Hotels.
- Recommend approvals, rejections or changes to annual revenue plans, sales and marketing plans, capital improvement plans and full P&L budgets to the Owner.
